Educational Information For Water Damage On Your Property

There is a lot more involved in water damage restoration than the average homeowner or property owner realizes. There are many factors that come into play and a lot of information that is not just common knowledge. We here at Apex Restoration think that it is extremely important for our customers to understand water damage and the proper way to handle it so we have provided some educational information below to assist you in making the proper decisions about your water damage situation.

Broken Pipes

Some homeowners or property owners will never have to experience having a broken pipe in their home or on their property, however the majority of homeowners and property owners will.


Broken pipes are one of the most common sources for water damage in both homes and businesses.


Broken pipes can be a result of faulty installation, rust or oxidation of copper pipes, as well as freezing weather conditions that cause pipes to expand and burst.


All types of broken pipes can create very severe water damage to any home or business. Broken pipes, if not caught within a matter of minutes of the break, can leave your home or property completely saturated in water.


Every pipe break presents a different scale of damages but they can lead to a single room flood to an entire house or building flood!


It is important to make sure that your pipes are well insulated during the winter time and that your pipes are replaced if necessary.

Leaking Toilet Wax Rings

While the damages of a leaking wax ring may not sound or seem as severe as broken pipes, they can cause an extreme amount of damage.


Leaking wax rings can be a hazardous source for water damage to any home or business. Leaking toilet wax rings are next to the leading cause of water damages in a home or place of business because they are often the most commonly overlooked plumbing item.


Leaking wax rings are very hard to spot if you are not looking for them, which is why they can cause a lot of damage.


Typically, the damages are not noticeable because the water is leaking out underneath the surface flooring and soaking into your subfloor. This can cause any number of mold growths underneath the surface.


If the water soaks long enough on the subfloor, it will then begin to soak into the structure of your home, compromising the very safety of the floor you walk on.

Water Heaters

Up there with broken pipes and wax rings, leaking water heaters are another very common source for water damage.


They are often one of the most commonly forgotten plumbing fixtures in a home or place of business.


The average homeowner or property owner simply takes for granted that their water heater is going to work every single day. The truth is though, water heaters should be replaced every 7-10 years, which is typically when the warranty expires.


There are a number of things on a water heater than can fail and cause water damage. The most common would be rusting or oxidized pipes and rusted out bottoms.


If not noticed or caught in time, like broken pipes, they can cause a lot of damage!


Hot water is much more damaging to a home than fresh or cold water because the heat in the water allows for microbial and mold growth within a period of as little as 12-24 hours.


Even more so than fresh or cold water leaks, hot water heater leaks or rust outs need to be treated immediately!

Drain Backups

Drain backups aren’t easy to miss like faulty pipes, leaking wax rings and rusting water heaters.


Drain backups usually build up over time. Once the backup has built up for long enough, it will eventually have nowhere else to go but up through your shower drains, toilets, tubs and sinks.


It will begin with the lowest drain in the house and if the water cannot receive enough relief from that drain, it will begin to come up the next lowest drain point.


Usually standup showers and toilets are the first drains to be affected.


It is important to have your drains and pipes cleaned out by a professional plumber every so often in order to minimize the possibility of a drain backup.


If a drain backup isn’t caught before it overflows, it can cause any number of damages to a house. The water will begin to overflow onto all flooring surfaces and if allowed to sit too long, will begin to soak into the drywall or wall paneling.

Wet Sheetrock | Wet Sheetrock Removal & Disposal

It does not take much moisture to make sheetrock wet and once it becomes saturated, it is difficult to dry it in place, without the proper equipment, and keep the same structural integrity as before the water damage.


Sheetrock is affected by water damage in 95% of all cases but if handled correctly, can be dried without removal, depending on the saturation.


Wet sheetrock, unless completely saturated, can be tricky to spot, without thermal imaging cameras or moisture probes, but if you have experienced any type of water damage, as mentioned above, it is important to have a Apex Restoration certified technician assess the damage right away, before any more moisture wicking occurs!

Categories of Water

In the water restoration industry, there are three different categories of water that our Apex Restoration technicians are required to know how to identify. The identification of the category of water, lets our technicians know how they should proceed with the dry down process.

Category 1

This type of water is also referred to as "clean" water.


Category 1 water originates from a sanitary water source that is untouched by a sewage source. If your home or property has been affected by Category 1 water, it is generally safe for our technicians to dry the materials in place, if the saturation of the materials doesn’t deem them "not salvagable".

Category 2

This type of water is also referred to as "gray" water.


Category 2 water originates from a fresh water source but touches an unsanitary source, such as a toilet, that causes the water to become contaminated. If not treated properly, the materials that have been touched by


Category 2 water, could cause sickness or discomfort of inhabitants.


If your home or property has been affected by Category 2 water, it is up to our Apex technicians to determine if the materials are safe to dry in place, if the saturation of the materials doesn’t deem them "not salvagable", or if the items should be removed for sanitation purposes.


If the materials are deemed safe, our technicians will treat all surfaces for microbial growth.

Category 3

This type of water is also referred to as "black" water.


Category 3 water originates from a sewage water source and is grossly contaminated. If not removed, the materials that have been touched by the


Category 3 water, will cause sickness and discomfort of inhabitants from exposure to toxins and pathogens.


If your home or property has been affected by Category 3 water, our Apex Restoration technicians must, according to IICRC regulations, remove all materials, whether or not they could be dried in place.


For the safety of all parties involved, these materials must be removed and disposed of properly.
